Karaka Village Development

Karaka Village is a large-scale greenfield development delivering an integrated rural community of up to 950 lots. The masterplanned development provides a diverse range of living options, from medium-density housing to standalone homes and lifestyle properties, complemented by expansive open spaces that will continue to operate as a working farm. Community-focused amenities include a village square, village green, and a network of pocket parks. Calthom has been involved since project inception, delivering comprehensive civil engineering services across all stages. Our scope includes masterplanning, consenting, detailed design, and construction phase support through to final certification, ensuring a cohesive and high-quality infrastructure outcome.

100 Carbine Road

The redevelopment at 100 Carbine Road delivers a substantial new industrial facility, including a 13,000m² warehouse and associated office space designed to support heavy manufacturing use. Located alongside active industrial sites, the project required a considered approach within a constrained brownfield environment. Calthom provided civil engineering design and construction observation services, responding to challenging ground conditions and the presence of contaminated materials encountered during early works. Our involvement focused on delivering practical and resilient infrastructure solutions, including stormwater management, bulk earthworks, and three waters design, ensuring the site performs effectively for long-term industrial use.

Takanini, Auckland2024

Takanini Village

Takanini Village forms part of a growing town centre hub, delivering commercial infrastructure to support retail, dining, and community-focused spaces within an active urban environment. The works involved redevelopment within an established site, including new carparking, servicing, and integration with existing buildings and infrastructure. A key component of the project was the diversion of an existing deep sewer to enable the planned development. Calthom provided civil engineering design and construction observation services, supporting the delivery of practical and well-coordinated infrastructure. Our involvement focused on three waters, bulk earthworks, and site servicing, ensuring a functional and robust outcome within a constrained brownfield setting.

174 Brigham Creek Road

Stage 1 of 174 Brigham Creek Road delivers enabling works for a new residential development, including 31 lots, new public roading, and supporting three waters infrastructure. The works also incorporate stream rehabilitation, including installation of a new public wastewater line beneath the stream corridor. Calthom provided construction supervision, contract administration, and project completion services, working closely with the contractor and stakeholders throughout delivery. Our involvement supported the successful implementation of infrastructure within a sensitive stream environment, with a strong focus on overland flow paths and flood management to ensure resilient and compliant outcomes.

270 Neilson Street

The redevelopment of 270 Neilson Street delivers a modern 2-hectare industrial facility supporting large-scale wine bottling and distribution. Constructed alongside an existing operational warehouse, the project required precise coordination to seamlessly integrate new and existing structures within a constrained brownfield site. Calthom provided civil engineering design and construction observation services, addressing the complexities of the site with a focus on robust stormwater management. This included careful design of overland flow paths, water quality treatment, and hydrological mitigation to manage flood risk and ensure resilient, high-performing infrastructure. The result is a well-integrated and efficient industrial facility delivered within a challenging live environment.

85 Taylors Road

The development at 85 Taylors Road comprises a brownfield subdivision delivering three standalone residential homes within an established urban area. Despite being located within a known soakage zone with underlying rock, the site presented unexpectedly poor infiltration performance. This required a bespoke stormwater solution, incorporating detention tanks and a fully permeable accessway to effectively manage runoff. Calthom provided resource consenting, engineering approvals, and construction supervision, delivering a practical and compliant outcome tailored to challenging ground conditions.

107-109A Hendon Avenue

The development at 107–109A Hendon Avenue comprises a 9-lot residential subdivision within an established urban area, delivering new housing supported by upgraded three waters infrastructure. Calthom provided civil engineering design, construction observation, and project completion services, supporting the delivery of the subdivision and associated works. During construction, discrepancies in existing wastewater infrastructure records—stemming from previous works associated with the Waterview Tunnel—introduced unforeseen challenges. Our involvement included managing these complexities on site and working through the necessary coordination and approvals to achieve a compliant and successful outcome.

67-69 Pupuke Road

The development at 67–69 Pupuke Road delivers a 16-lot residential subdivision on a steep, bush-clad site overlooking Birkenhead. The site includes a significant ecological area at its lower extent, requiring a sensitive approach to earthworks and infrastructure design within a constrained natural environment. Calthom provided civil engineering design and construction observation services, supporting the delivery of the subdivision and associated infrastructure. Our involvement focused on managing the challenges of steep terrain and constrained servicing, including substantial stormwater infrastructure with large underground detention tanks, a common accessway, and the coordination of diverted public wastewater assets, resulting in a practical and compliant outcome for a complex brownfield site.

The development at 296 Porchester Road delivers a large-scale industrial yard, comprising a 30,000m² aggregate platform designed to support heavy-duty operations and open storage. Constructed on a peat-based site, the project required a tailored civil and geotechnical approach to achieve long-term ground stability and performance. Calthom provided civil engineering design and construction observation services, supporting the delivery of a robust and buildable solution. Our involvement focused on bulk earthworks and stormwater infrastructure, with carefully considered design responses to suit the challenging subgrade conditions and operational demands of the site.

The development at 64 McDowell Crescent comprises a three-lot residential subdivision delivering standalone homes within an established neighbourhood. Backing onto Monarch Park, the site interfaces with protected trees, a watercourse, and an existing stormwater detention basin, requiring a sensitive and coordinated approach to design and construction. Calthom provided civil engineering design, consenting, and construction observation services. Our involvement focused on managing stormwater constraints, including freeboard requirements and detention and retention design, as well as coordinating public drainage extensions within tree protection zones in close collaboration with project arborists.
